What types of hotel construction are there?
Hotel construction can be categorized based on scale, style, and service offerings. Below are some common types:
Resort: These are vacation complexes usually located by the beach or in scenic nature areas, focusing on providing a relaxing and recreational experience.
Large hotels: These are large-scale hotels or resorts that typically offer a variety of services and facilities such as swimming pools, restaurants, golf courses, spas, conference rooms, and other entertainment options.
Boutique hotels: These are small hotels, often uniquely and personally designed, emphasizing premium experiences and personalized services.
Business hotels: Aimed at business travelers, these hotels are typically located in city centers and offer amenities such as meeting rooms, strong Wi-Fi, and business-friendly services.
Budget hotels: Provide basic services at low room rates, often located near tourist attractions or city centers.
Hotel Construction Process
Step 1 – Survey, Consultation, and Evaluation
For hotel construction in particular and civil construction in general, it is essential to meet with the investor, listen to their ideas, needs, and desires, and conduct a site survey and financial analysis to propose appropriate construction solutions.
Step 2 – Planning
After understanding the actual situation and construction site condition, the hotel contractor will propose preliminary solutions and operational advice for discussion with the investor. At the same time, a construction plan including budget, resources, and schedule will be formed.
Step 3 – Design and Design Adjustment
This is a critical step in hotel construction. Once the type and approach are agreed upon, our team of professional architects will proceed with the design. The hotel design documents will include detailed layouts of each floor, structural designs for each component, and 3D interior and exterior renderings. Throughout the design phase, the investor will be involved and updated to make adjustments and finalize the drawings. Depending on the scale and complexity, the design process may last from one to several months.
Step 4 – Building Permit Application and Cost Estimation
The application for a construction permit will proceed in parallel with the design phase to save time. If the investor opts for a turnkey construction package with a general contractor, this contractor will be responsible for completing all legal procedures on behalf of the investor.
Based on the design drawings, the contractor will prepare a detailed cost estimate so the investor can determine the exact hotel construction cost. With reputable contractors, the deviation in cost estimation is typically under 5%.
Step 5 – Site Preparation
After finalizing the design drawings, the contractor will develop a master schedule for each phase of the hotel construction. The first step is preparing the construction site. The contractor will erect perimeter walls for safety and prepare areas for material storage.

Step 6 – Rough Construction
The rough construction process starts with piling (including shoring and bracing if it is a townhouse-type hotel adjacent to other structures). Next comes the foundation, underground parts, walls – beams – floors of each level, and roofing. After that, the hotel’s M&E system will be installed.

Step 7 – Hotel Finishing Works
Finishing works include painting, plastering, waterproofing, floor and wall tiling, staircase construction, lighting system installation, door systems, bathroom and toilet fixtures, balcony and stair railings. At this stage, the hotel’s functions are completed and ready for use. However, without interior furnishing, it cannot yet be operated.

Step 8 – Hotel Interior Installation
Interior design reflects almost the entire aesthetic and brand of a hotel. Therefore, interior design and construction are crucial. There are many interior styles for the investor and architect to choose from during the design phase, such as Indochine, Modern, Classic, Neo-classic, Luxury, Mediterranean, etc. Hotel construction costs largely depend on step 7 and step 8. The choice of finishing materials and interior furnishings will follow the investment level of the client.
Step 9 – Inspection and Handover
After completing the construction and full interior setup, the hotel will undergo a general cleaning, inspection by the investor, and official handover from the contractor.
Step 10 – Warranty and Maintenance
Any turnkey hotel contractor will provide after-sales service after handover. The warranty period may vary from 3 years or more depending on the contractor’s policy. The investor should clearly define warranty terms for structure, waterproofing, and overall quality in the contract to ensure accountability and quick response if any issue arises during operation.
