Important Factors When Designing Bedrooms

Room Size

  • Small room with single bed: 18 – 25 m².
  • Large room with double bed: 30 – 40 m².
  • 2-bedroom apartment: 60 – 80 m².
  • 3-bedroom apartment: 100 – 150 m².

Color Scheme

  • When designing serviced apartment buildings, color is a factor that directly affects the customer's feeling upon entering the room. It’s recommended to choose neutral tones such as light yellow, light blue, beige, etc. These are safe choices that suit most people. These tones bring a gentle and peaceful atmosphere, ideal for accommodation and relaxation.
  • Avoid using strong or hot tones, as they can create discomfort and a sense of stuffiness, making it hard to relax. Bright, flashy colors may cause insomnia.
  • Room colors include not just the walls, floor, and ceiling, but also the furniture. Be sure to choose furniture colors that complement the main color tone of the room.
  • Using 2 to 3 colors is reasonable; avoid overmixing colors in a single room.

Lighting

  • When designing bedrooms for hotels and serviced apartment buildings, experienced architects prioritize window orientation (avoiding harsh western sunlight) during layout planning. Combining this with tempered glass allows maximum natural light into the room, which enhances health and highlights the beauty of the space.
  • This is especially important in long-term rental properties like serviced apartments. Without good natural lighting, the space can feel oppressive and unwelcoming, discouraging tenants from staying long-term.
  • Once good natural lighting is ensured, the next step is to design an appropriate artificial lighting system. It must meet brightness standards—not too dim or too bright.
  • As for bedside lamps, choose simple designs with soft, eye-friendly lighting.

Furniture

  • Many investors focus on selecting furniture but overlook the need for a suitable interior design. As a result, the chosen items often don’t match the room’s dimensions or tone. Creating a 3D interior design plan provides an overall view and is highly recommended.
  • More furniture doesn’t always mean higher rental rates. Sometimes fewer items, properly arranged, make the space feel larger and still offer full convenience. Once you determine the size, color, and quantity of furniture, selecting materials becomes easier and more cost-effective.
  • Prioritize smart furniture to optimize storage space, such as beds with underdrawers, compact wardrobes with lockable compartments for valuables, smart shoe cabinets and racks, etc.

Feng Shui

  • In serviced apartment design, it’s great to have glass windows positioned to allow natural light and wind into the room.
  • Bathrooms should be neatly arranged and always kept clean.
  • To ensure guests feel comfortable and at ease, avoid the following bed placements:
  • Do not place mirrors at or opposite the head of the bed, as it may cause nightmares or sleep paralysis.
  • Do not place the bed close to the bathroom, as it’s a humid area with negative energy that could affect health.
  • Do not position the bed facing the entrance door or the bathroom door.
  • Always have a solid headboard pushed against the wall. Avoid metal headboards, which may create harsh energy.
  • Avoid placing the bed directly next to a window, which can create a sense of insecurity. Instead, balance both sides of the bed for symmetry and ease of movement. You can also add nightstands, lamps, etc. for decoration.
